Neighborhood and Housing Information for the east mountain area

The East Mountain Area is located on the east side of the Sandia Mountains. Elevations range from 5900 to 7500 feet. Much of the area is known for rich vegetation including Pinon Pine, Juniper, Ponderosa Pine and Cedar trees. Home styles vary and include manufactured housing, historic adobe, mountain cabin, southwest Victorian, new southwest contemporary and more. Lot sizes range anywhere from a ½ acre up to multiple acres. All throughout the area are trails for hiking, biking and horseback riding.

CARNUEL / MONTICELLO
Located in the canyon just east of Albuquerque, this small community boasts a population of about 900. Located only minutes from Albuquerque, this area has many older homes that abut the National Forest. The average price for homes in this area is $200,000.

NORTH OF I-40
This area includes mountain communities of Cedar Crest, Sandia Park and Parts of Tijeras. Just 15-30 minutes to Albuquerque. Elevation ranges from 5000-6000 feet. This area includes the scenic byway of the Turquoise Trail on North 14 to Santa Fe. This area includes custom home communities such as Paa-ko, San Pedro Creek Estates and the Overlook. Prices average $300,000.

SOUTH OF I-40
Ponderosa Pines abound in this area, which comprises the majority of Tijeras. Private home communities on ½ to 5 acre treed lots comprise most of this area. There are also several National Forest Service Parks along South 14. The average price of homes in this area is $200,000.

ZUZAX, TIJERAS
The area contains many developments within 15-20 minutes of Albuquerque. The more notable developments are Five Hills, Sandia Mountain Ranch, The Woodlands, Nature Point, Tablazon, Eagle Crest Estates and Rancho Verde. Most homes are located on 1-5 acre treed lots. Many of these communities abut the nature trails of the City of Albuquerque Open Space. The average price of homes in this area is $325,000.

SOUTH 217 AND EDGEWOOD
This area is known for wide-open spaces and rural agricultural communities. The lush grasslands are ideal or the horse enthusiast. Edgewood boasts a population of approx. 12,000 and is located about 25-30 minutes from Albuquerque. The price range of homes in this area is $165,000 to $245,000.

MORIARTY, STANLEY, MCINTOSH, ESTANCIA
These areas include many small communities in a rural agricultural setting. Located approx. 45 minutes from Albuquerque these areas are known for the wide-open spaces and large parcels of land used mainly for agricultural and grazing. In this area homes range in price from $100,000 to $235,000.
